What is considered a Jumbo Loan in Fresno?
A Jumbo loan again is any mortgage amount that exceeds the basic conforming loan limits. These limits do vary based on the County, but Fresno and all surrounding counties like Madera, King, Tulare County are the same. In some high-cost coastal locations in California, the limits can be as high as $1,209,750. *Please note, this is based on the actual loan amount financed with the bank or lender, not the purchase price of the property.
Jumbo loan options are available up to $4,000,000 with even larger amounts available with a Super Jumbo. The loan cap, credit score and reserve restrictions depend greatly on the down payment. No private mortgage insurance is required, even when putting down less than 20%.

Jumbo Mortgage Down Payment & Loan Cap:
- 95% financing is available to approved buyers for loan amount up to $1.7m. Credit score average should be over 680, with no serious derogatory credit in the previous three years.
- 90% financing is available to approved buyers for loan amounts up to $2.5m. Credit score average should be over 680, except where loans exceed $2m. In this case, 700+ credit should be maintained.
- 85% financing is available up to $3.0m. Required credit will vary based on actual loan amount.
- Higher loans available with greater down payments of 20% or more.
Standard Financing Requirements:
- 95% financing applies strictly to owner occupied homes. Vacation homes are allowed with 10% or more down payment.
- Single family, town homes and most condos are eligible. Vacant land or investment property is not permitted.
- Buyers financing over $1m should have some payment reserves (assets remaining after closing) The number of payment reserves will depend on down payment and loan amount chosen. Reserve requirements can be met with non-liquid retirement accounts – IRA, etc.
Additional Jumbo Programs:
- Self employed buyers have bank statement qualifying programs available. These programs allow self-employed buyers to qualify for a jumbo loan using their actual bank statements deposit average instead of tax returns. The buyer must have at least 12–24 months of self-employed income and may be required to provide additional documentation.
- Qualified Veterans have 100% financing available for larger amounts with the VA Jumbo loan. This is a fantastic opportunity for those who have served in the military and may not be aware of this beneficial program. No down payment and no PMI required for loans up to $2m. Even higher loans available with a slight down payment.
